Dwelly secures fifth acquisition of 2026

Dwelly further strengthens it's property portfolio in 2026 with their fifth acquisition - a Cheltenham based lettings-based agency.

Dwelly confirms their fifth acquisition of 2026, a Cheltenham-based lettings agency Elliot Oliver. This follows the recent announcement of its acquisition of Midlands lettings firm Albery Tyson.

The acquisition is a significant move, as it adds on roughly 900 fully managed properties to the Dwelly network, strengthening the company’s presence across the Cotswolds and the wider Southwest market.

Arguably, Dwelly has strategically positioned itself as one of the UK’s top 15 largest lettings businesses by units under management.

“As our acquisition activity has increased this year, so too has the number of conversations we’re having with agency owners across the market. But we remain very disciplined in terms of the businesses we choose to partner with.

“Elliot Oliver stood out because it’s a business with a strong local reputation, a great culture and a team that genuinely understands its market.

“Those qualities are incredibly valuable and they’re not something we look to replace post acquisition.

“Our approach is about helping already successful agencies accelerate further by improving the operational infrastructure around them. Through technology and AI-led systems, we can remove much of the manual workload that slows teams down, allowing them to focus more time on clients, service and growth.”

Sam Humphreys, Head of M&A, Dwelly

Founded in Cheltenham, Elliot Oliver has built a strong reputation within the local market as one of the town’s best local agents – particularly across lettings and property management – with the business becoming well known for its service-led approach and established local presence.

Following the acquisition, Georgy Phillips will remain in place as Managing Director, overseeing the next phase of growth.

Dwelly mentions that retaining strong local leadership remains central to its acquisition strategy. The business remains focused on backing experienced teams, enhancing operational performance through improved systems and AI-led infrastructure rather than replacing the identity of acquired firms.

“Elliot Oliver has always been built around service, relationships and a strong understanding of the local market, so finding the right long-term home for the business was incredibly important.

“Dwelly’s approach stood out because they aren’t looking to replace the identity of the businesses they acquire, they’re looking to strengthen them, and their focus on supporting good people with better systems and technology made this feel like a very natural fit.

“With Georgy continuing to lead the business, I’m incredibly confident that Elliot Oliver is well positioned for its next phase of growth.”

The acquisition further increases Dwelly’s total portfolio under management to almost 9,000 properties nationwide.

Founded by Ilia Drozdov, Dan Lifshits and Dmitry Khanukov – former senior leaders at Uber and Gett, Dwelly combines AI-driven automation with local expertise to deliver faster, smarter and more efficient lettings operations.

The company’s model centres on acquiring strong, independent letting agencies and empowering them with technology that reduces administrative workload, shortens time-to-let, and improves maintenance resolution times by up to 40%.

The company’s proprietary platform enables partner agencies to provide landlords and tenants with greater transparency, improved communication and a more seamless rental experience.
