The latest performance analysis of Street.co.uk’s agent base provides insight into how streamlined workflows, automation and greater visibility across the sales pipeline can help agents both win more instructions and convert a greater proportion of those instructions into sales.
Vendors who instruct an estate agent using Street.co.uk’s platform are 23% more likely to see their property reach sold subject to contract status than those using competitor agents.
Modern and consumer-friendly features have also had an instrumental role to make it easier for vendors to engage with an agent, book valuations and remain informed throughout the process.
Those who have been using the platform for two years or more also saw their instruction volumes increase by an average of 24% when compared to competing agents, demonstrating that operational efficiencies can influence both instruction growth as well as successful sales outcomes.
The performance of Street.co.uk’s member agents comes against a backdrop of improving seller confidence across the wider housing market. Further research by the firm found that there are currently an estimated 516,988 properties listed for sale across England, up 1.5% compared to Q2 2025, suggesting that more homeowners continue to enter the market.
However, while seller activity has strengthened, transaction levels remain subdued. Government data shows there were an estimated 303,380 residential property transactions across England between January and April 2026, down 11.6% compared with the same period last year.
Street.co.uk believes this means agents must focus not only on winning new instructions, but also on turning instructions into sales by ensuring every opportunity is managed as efficiently as possible from initial enquiry through to completion.
“Winning an instruction is clearly important, but ultimately an agent’s job is to turn that instruction into a successful sale. So seeing vendors who instruct Street.co.uk agents being 23% more likely to reach sold subject to contract status is particularly encouraging. Technology has a role to play at both ends of that journey.
“Modern, consumer-friendly features can make it easier for vendors to engage with an agency and book a valuation in the first place, while streamlined workflows, automation and greater pipeline visibility help agents maintain communication and keep transactions progressing once they’ve won that instruction.
“That becomes even more important in the current market. Seller confidence is improving and more homes are coming to market, but transaction levels remain below where they were last year.
“With more stock competing for buyer attention, agents need to make sure they are maximising every opportunity and progressing every sale as effectively as possible.
“The fact that agents who have been using Street.co.uk for two years or more are also seeing instruction volumes increase by an average of 24% compared to competitors demonstrates the wider benefit that can come from getting the right technology embedded across a business.
“Ultimately, technology should give good agents more time to be good agents. By reducing manual administration and helping teams respond and follow up more consistently, agents can spend more time engaging buyers, supporting sellers and doing the work that actually moves transactions forward.”

With more homes competing for buyer attention, choosing the right technology is becoming an increasingly important competitive advantage. Agents that can reduce administrative burdens, maintain clear visibility across their pipelines, and ensure opportunities are followed up promptly will be better placed to convert improving seller confidence into completed transactions.
Street.co.uk brings sales, lettings, property management and client accounting together within a single platform, helping estate agents streamline day-to-day operations, improve visibility across their pipelines and automate many of the routine tasks involved in managing property transactions.
