AI company among five new leases at Belvedere SW1 campus

An AI company is among the five new leases granted in the Belvedere SW1 campus.

Tishman Speyer, one of the leading global developers, owners, operators and investment managers of premier real estate, have announced five new leases totalling over 81,000 sq ft in the Belvedere SW1 campus at 123 – 151 Buckingham Palace Road – one of Central London’s largest and most prominent mixed-use properties.

The leasing activity reflects growing demand from innovation-led, consumer-facing, and institutional occupiers seeking high-quality space in Victoria, following Tishman Speyer’s early placemaking and repositioning initiatives at the property.

An office lease was granted to Sierra, a AI customer experience platform co-founded by Bret Taylor and Clay Bavor, who met while working at Google together. The company partners with industry leaders, and transforms customer experiences, pushing the boundaries of applied AI, and delivering measurable business impact at scale. Sierra will be relocating from Euston, and the lease represents approximately 41,800 sq ft on the third floor of Belvedere South.

The Travel Corporation, a long-established international travel group will relocate from Victoria. The office lease represents over 23,100 sq ft on the split first floor of Belvedere South.

Tishman Speyer have also granted three retail leases, firstly to Honest Greens which delivers healthy, high-quality food at accessible prices, underpinned by a mission to make healthy living a basic right.

Westminster City Council will open a showcase for its nearby premium residential developments at the campus, complementing the mixed-use offer and broadening its appeal beyond the commercial occupier base.

Finally, Neko Health is a Swedish health tech company, focused on redefining preventative healthcare through AI-enabled full- body scanning. Its presence will introduce a highly differentiated, on-site health offering for occupiers and the wider community.
