DTRE develops AI-powered real estate data platform

The proprietary platform combines DTRE’s property datasets with AI to provide market analysis across the real estate sector.

Independent real estate adviser DTRE is developing its AI-powered property data platform DXTRE as it increases the use of technology across its market intelligence and advisory business. DXTRE combines DTRE’s proprietary real estate datasets with artificial intelligence to analyse market information and support faster decision-making for clients.

DTRE has described the technology as an ‘AI-powered data engine’, building on datasets the company has accumulated across the UK property market. The firm said the technology is designed to turn quantitative market information into insights that can be applied to real-world property decisions.

The platform is already being used extensively within DTRE’s industrial and logistics research. Its latest Big Box Logistics analysis uses DXTRE to track areas including occupational demand, vacancy, rental levels, availability, development pipelines and investment transactions.

In its H1 2026 research, DTRE described DXTRE as its proprietary database and used the platform to analyse the availability of larger logistics properties across the UK. The same dataset is also being used to track investment volumes and pricing across the sector.

DXTRE has been under development for some time. DTRE was already using the platform in its market research during 2025, including analysis of UK logistics take-up and development activity. The company has subsequently positioned AI as a way of extending that data capability rather than replacing the underlying property intelligence accumulated by its research and agency teams.

The technology also has a wider real estate remit. A UK trademark filing for DXTRE covers AI software for areas including property valuation, market research, transaction analysis and real estate data analytics, alongside tools for tracking asset performance, market movements and investment risk.

The filing also references property intelligence across logistics, science and technology, offices, living and alternative real estate sectors. DTRE operates across investment, leasing and development and advises investors, developers, property companies, funds and occupiers in the UK and European markets.

The development of DXTRE comes as real estate advisory firms increasingly build proprietary AI and data tools around their existing market information, using technology to accelerate research and analysis while retaining sector-specific property expertise.
