The Assembly Place (TAP) announces it has signed a 15-year lease – with an option for a further five-year renewal – for a dual-block property at 27 and 29 Lorong 22 Geylang. It is set to be transformed into Singapore’s first AI-powered co-living development.
The project is set to be situated in one of Singapore’s most historic districts and owned by Char Yong (Dabu) Association. The site is approximately 26,889 sq ft and is expected to house 80 rooms. It is targeted to begin operations by the end of October 2026.
The project will serve as TAP’s flagship smart co-living hub, illustrating intelligent building systems, data-driven community management and personalised resident services to offer a technology centred, community focused living experience.
A dedicated AI Lab at the heart of the development will operate as a collaborative hub with build nights, demo days, expert talks and mentorship, which is set to foster learning and innovation with residents.
The Geylang project marks TAP’s fifth property in the neighbourhood, reaffirming its dominance in the area’s long-term potential as a culturally rich, city-fringe location with improving connectivity and amenities.
The long lease tenure enables TAP to have visibility and stability to invest in AI infrastructure and curated programming, supporting its wider strategy to develop beyond traditional co-living – into smart, experience-led residential communities.
