Property development and investment specialist Reef + Partners and BlackRock Real Estate has announced that The London Initiative for Safe AI (LISA) has chosen TRIBECA in King’s Cross, London, as the new site of its London hub.
LISA is taking c.82,000 sq ft of innovation space across six floors at The Reflector, the second building on the TRIBECA campus. The space will be fitted out over the coming months, with LISA expected to move in during 2027.
LISA is a non-profit organisation whose mission is to build the ecosystem needed to safely navigate transformative AI. It brings together the organisations, programmes and individual researchers working on AI safety in the UK, and provides them with workspace, events and support.
LISA’s work covers three areas – supporting high calibre talent to enter the AI safety field, strengthening the organisations working in it, and improving co-ordination between them and with AI developers and policymakers.
TRIBECA offers state-of-the-art science and innovation space in London’s premier location for research, with proximity to world leading science and research institutions and easy access to national and international transport connections.
“The AI safety field in the UK is growing fast and LISA has already outgrown its current space. TRIBECA gives us room for the organisations and programmes working on AI safety today, and for the ones that do not exist yet.
“Being in King’s Cross puts us a short walk from the AI companies, research institutes and government bodies we work with most closely to drive AI safety forward in the UK.”
Krzysztof Bar, CEO, LISA
LISA will use the new hub as a collaboration space for researchers, AI developers and policymakers to work alongside one another and to convene. The King’s Cross location puts LISA within walking distance of many of the key AI-focused organisations in London, and within an ecosystem that includes other science and life sciences organisations on the TRIBECA campus.
“TRIBECA is a unique life sciences and innovation campus at the heart of King’s Cross, London, bringing together leading scientific organisations and innovators to create a research-led environment where ideas, talent and technologies can converge.
“LISA is a fantastic addition to TRIBECA, enhancing the vibrancy and energy we aspire to create across the campus and strengthening collaboration between science, technology and AI.
“TRIBECA provides an innovation-enabled platform that can support LISA’s vital work in AI safety, bringing together leading organisations, programmes and researchers in the field.
“We are delighted to welcome the LISA team to our ecosystem and look forward to collectively pushing the boundaries of innovation.”
Stewart Deering, CEO, Reef + Partners
TRIBECA spans around one million sq ft across four state-of-the-art buildings, offering a unique blend of laboratory, innovation, retail and amenity space. The Campus is being delivered in two phases.
The Apex, the first phase of the scheme, comprises over 110,000 sq ft of laboratory space, where LBIC has taken up 39,000 sq ft and the Francis Crick Institute is collaborating on 52,000 sq ft of space. The final phase includes The Reflector, The Assembly and The Connector buildings.
“We are delighted to have supported LISA in securing its new hub at TRIBECA. King’s Cross is an outstanding location for an organisation at the forefront of AI safety, placing LISA at the heart of London’s innovation and research ecosystem.
“This is a significant letting in one of the capital’s most exciting commercial developments and reflects the growing demand from the technology sector for best-in-class space in the Knowledge Quarter.”
Rachel Francis-Lang, Real Estate Partner, Lewis Silkin LLP
Lewis Silkin LLP advised LISA on the real estate and construction aspects of the letting, including the pre-let agreement for space within an active, multi-phase development. The firm continues to advise LISA on the fit-out programme that will transform the shell-and-core space into the company’s new London hub.
