Mogul raises funds to accelerate AI real estate platform

The funds will be used to scale AI infrastructure and the organisation, property portfolio expansion, hiring and creating new revenue streams.

Mogul, the AI-powered real estate investing platform has announced the closure of a $15.5m Series A round led by Draper Associates, achieving 55% above its original $10m target. To date, Mogul’s total funding exceeds $23.6 m. The Series A values the company at $126m.

Key investors in the round include Tim Draper, the Founder of Draper Associates and a prominent Silicon Valley venture capitalist. Stephen Sullivan, Co-Founder and CEO of BlueChew wrote the round’s largest check and brings firsthand experience building and scaling a direct-to-consumer business.

Other investors include Draper Dragon, Avalanche Blizzard Fund, Jason Calacanis’ LAUNCH, Venture Together, and Gaingels, among other strategic angel investors across top tech and Insurtech firms.

“The Series A raise validates our thesis that real estate is ready for an AI-powered overhaul. The industry is ripe for innovation and presents a trillion-dollar market cap opportunity.

“The platform started as a way for Joey and me to invest in high-quality real estate without the headache, and I am proud to say I am still a power user of the platform today.

“We are typically the first and second checks into each property; however, with a majority of assets over the last three months selling out in under two hours, I have missed out on some of them because I didn’t act fast enough.

“As a platform, we are already one of one, and the capital provides us with the capability to redefine the broader real estate industry.

“Looking ahead, our vision is to build a vertically integrated real estate ecosystem that supports the full lifecycle of an asset. By unifying these layers, Mogul can become the defining infrastructure for the industry.

“In ten years’ time, Mogul will be the first word that comes to your mind when you think of real estate.”

Alex Blackwood, CEO and Co-Founder, Mogul

Already cash-flow positive, Mogul had no immediate plans to raise capital, but strong inbound interest from leading venture capitalists prompted the company to pursue the round. Mogul will use the new capital to scale its AI infrastructure and organisation, expand its property portfolio and create new revenue streams. A portion of the funding will go toward hiring across engineering, data science and supply roles at the company.

“Real estate has long been one of America’s greatest wealth-building assets, but access to these investment strategies has largely been reserved to institutions.

“Having worked on building Goldman Sachs’ single-family rental platform from zero to $1bn in under a year, I’ve seen firsthand what this asset class can deliver when the right technology and systems are applied.

“The Series A supercharges our supply infrastructure, allowing us to continue improving as we scale. Our thesis, process, and vetting have only strengthened as we’ve grown.

“This capital will help us expand our platform and portfolio while maintaining the precision and discipline our investors expect.”

Joey Gumataotao, Co-Founder, Mogul

While Mogul’s investment team continues to lead due diligence processes, the company has leveraged AI to scale the supply side of its business, powering supply operations, targeting, performance analysis and ongoing asset monitoring. This has enabled Mogul to scale to over 150 assets with just four supply-focused team members. Across its supply workflow, Mogul has reduced manual effort by 89% and cut the time required per property from 18 hours to just two.

The technology-driven approach reflects the company’s founding mission to rethink an industry still dominated by manual processes. After seeing firsthand how antiquated real estate investing remained, former Goldman Sachs Real Estate Investment Group investors Alex Blackwood and Joey Gumataotao left Wall Street to rebuild the model from the ground up.

“We invested in Mogul at the pre-seed stage because Alex and Joey had elite institutional pedigree and a bold vision for a fundamentally different model for real estate investing.

“This past May, Alex came to our summit as one of our top-performing portfolio companies to share a business update. Seeing the continued strength of the business and the scale of what the team was building, our conviction only grew and by the end of the event, I knew we had to lead the Series A.

“Mogul is a true ‘rhino,’ charging ahead with investor retention, relentless growth and real execution. The company has the potential to become the defining model for the next era of real estate investing.”

Tim Draper, Founder, Draper Associates

Founded in 2022, Mogul combines institutional-grade underwriting, technology-enabled operations and AI to give everyday investors access to carefully vetted residential real estate opportunities that have historically been reserved for institutions. Through the platform, users can invest in individual properties and receive monthly distributions based on their ownership.

“Mogul is our biggest outside start-up investment so far because it seems clear that Alex and Joey have a truly disruptive business model that can become the number one brand in the category very quickly.

“After a few months of chatting with Alex, it felt like a no-brainer.

“When I first met Alex and Joey, I knew their big vision for the future of real estate investing was exciting, but when they showed me early traction with paid marketing on Google Search, I knew it was only a matter of time before this business hit hyper growth from word of mouth. Super excited for these guys!”

Since launching, Mogul has achieved scale and investor traction, including over $110m in real estate investments facilitated, over 150 properties acquired nationwide, over 50,000 investor signups, 80% repeat investment rate and a 12% to 20% target IRR.

The raise comes amid a period of growth for Mogul. The company reported 14.5x from 2024 to 2025 revenue growth, 5.6x year-over-year revenue growth, and four times year-over-year customer growth, all delivered by a team of just 11 people.

Mogul is now on pace to reach a revenue run rate of $9m by year’s end and plans to scale to $60m within 18 months of this raise. The company also recently acquired the Mogul.com domain for $1.3m, reflecting its ambitions to build a defining platform for real estate investing.
