Dwelly has achieved over 16,000 properties under its management following the acquisitions of Symonds & Greenham’s lettings portfolio and Michelle & Co, marking the firms total acquisition activity to 13 deals in 2026 so far.
The two transactions add approximately 475 fully managed properties to Dwelly’s growing portfolio and marks another milestone in the company’s rapid expansion across the UK rental market.
The latest acquisitions follow Dwelly’s recent purchase of Kent-based Helen Breeze Property Management. The company has continued investment in the private rented sector, with its expansion strategy encompassing both the acquisition of established independent agencies and the integration of smaller lettings portfolios into its existing network.
The company has acquired around 200 fully managed properties from Hull-based Symonds & Greenham in an asset-only transaction, with the lettings portfolio set to be integrated into its existing Lime business.
The acquisition will further strengthen Dwelly’s presence across Hull and East Yorkshire, allowing the additional properties to benefit from the existing local team and operational infrastructure already established through Lime.
The second acquisition, Michelle & Co is an independent estate and lettings agency based in Barnt Green, Worcestershire, adding around 275 fully managed properties to its portfolio. Michelle & Co will be retained as a standalone business within the Dwelly group, preserving its established local identity and approach to property management.
“Michelle Mehjoo built Michelle & Co around one idea: a personal service for every landlord and tenant. That idea is very close to my heart, because it’s the whole point of what we’re building with AI in UK lettings – the level of care you’d expect from private banking.
“Michelle & Co stays a standalone agency in Barnt Green, with Michelle remaining as a consultant so her clients and colleagues have continuity through the transition.”
Ilya Drozdov, Co-founder & CEO, Dwelly
Director of Michelle and Co, Michelle Mehjoo, will also remain with the business as a consultant, helping to ensure continuity for existing landlords, tenants and staff as the agency moves into its next chapter.
The two deals demonstrate the flexibility of Dwelly’s acquisition model, allowing it to tailor its approach to the individual circumstances of each business while continuing to build its national property management network.
“Having built a business around providing a personal service to our landlords and tenants, it was important to find a buyer who understood the value of those relationships and the reputation we’ve established locally.
“Dwelly’s approach means Michelle & Co can retain its identity while benefiting from the investment, technology and wider support of a much larger organisation.
“I’ll be remaining with the business to support the transition and ensure continuity for our clients and team, and I’m looking forward to seeing the business continue to develop as part of the Dwelly group.”
Michelle Mehjoo, Director, Michelle & Co
Having completed 13 acquisitions in 2026, Dwelly has expanded its presence across London, the Midlands, Yorkshire and other regional rental markets, surpassing 16,000 properties under management and establishing itself as one of the UK’s largest rental property management groups.
Dwelly has added agencies including Paramount Properties, Goodwin, Lime Property, Albery Tyson, Elliot Oliver, Move, Eden Harper, AP Morgan, Settio and Shaws to its growing network.
“Surpassing 16,000 properties under management is another significant milestone for Dwelly, particularly as we’ve reached it through 13 acquisitions in 2026 alone. But what’s more important than the number itself is the strength and breadth of the business we’re building.
“Our latest acquisitions are different in nature, but both serve to strengthen our growing national presence, whether that’s through the integration of additional lettings stock into an existing operation or the acquisition of an established independent agency.
“We don’t believe there’s a one-size-fits-all approach to acquisitions. Our ability to offer different solutions, whether that’s a full business acquisition, a succession plan for an owner or the purchase of a managed lettings portfolio, is an important part of how we’re able to continue growing at pace.
“The private rented sector is becoming increasingly complex, but our confidence in its long-term future remains unchanged.
“We’re continuing to invest in good independent agencies, their people and the technology needed to support them, and we see considerable opportunity to build on the scale we’ve already achieved.”
Sam Humphreys, Head of M&A, Dwelly
According to Dwelly, the increasing complexity of the private rented sector is driving demand for well-resourced property management businesses, with its acquisition strategy focused on combining established local expertise with greater investment, operational support and technology.
The company is also investing in AI-powered technology to reduce administrative workloads and streamline property management, allowing its local agency teams to spend more time supporting landlords and tenants.
