Homesearch reports surge in AI powered property discovery

According to Homesearch, AI is reshaping the way homebuyers search for their property.

Artificial intelligence (AI) assisted listings are rapidly becoming mainstream as buyers are increasingly changing the way they search for a home, according to Homesearch. 

The company mentions AI listing optimisation platform – Hailo – is now processing 250,000 estate agent listings every day. Since late January, it has generated over seven million Google search impressions and 197,000 consumer clicks. A total of 3,555 estate agency branches are currently connected to the system.

Homesearch comments that the figures reflect a significant shift in buyer behaviour, with consumers moving away from traditional property portals such as Rightmove and Zoopla, which have long been the primary source for property searches.

Instead, buyers are increasingly using AI tools to ask detailed, conversational questions about available properties – including location, price, features and nearby amenities. Rather than searching for broad terms like ‘houses for sale in Bristol’, consumers are now seeking tailored answers, creating greater demand for listings that are structured and readable by AI systems. 

To monitor these trends, Homesearch tracks visibility across both traditional search engines and AI-powered discovery tools through a rolling weekly benchmark. The latest results indicate substantial growth in AI-driven property discovery.

Query visibility on Google has increased from 68.3% to 76.7%, and district visibility has risen from 83.3% to 96.7%, close to full coverage of tracked UK districts.

On Bing, query visibility has jumped from 1.7% to 20.0%, and district visibility has risen from 3.3% to 33.3%.

Beyond traditional search, Homesearch-listed properties have started to appear across the major AI discovery platforms such as Perplexity, Gemini, Google AI and ChatGPT.
