Zoopla signs enterprise agreement with OpenAI

Zoopla announces it has signed an enterprise agreement with OpenAI, a significant step in its strategy to use AI.

Zoopla has signed an enterprise agreement with OpenAI to gain access to frontier AI models, tooling and expertise to accelerate innovation across its platform.

Zoopla will be able to develop more sophisticated tools faster, scale AI safely, and unlock more value for consumers. This will benefit customers across the full property journey, from early homeowner engagement through to decision-making, and the whole moving process, ultimately reducing fall throughs and increasing the number of listings that go onto sell.

For consumers this means personalised insights, smarter recommendations and tools that help home movers plan with confidence. The future consumer benefits of AI go beyond search into making moving simple and improving the speed of the transaction, with AI tools proactively completing tasks on behalf of movers.

For customers, AI powered products accelerate Zoopla’s strategy to engage movers earlier in the journey to enable agents to win more instructions, get high quality buyer leads that convert into more successful sales, growing the size of the market.

Zoopla has been investing in AI for over 18 months, with a natural language search in its app and continuous testing of AI-powered experiences. Early results demonstrate the commercial potential, an 80% increase in listing views and 150% increase in leads from AI-enabled users, improving match quality between buyers and homes.

“Innovation has always been at the core of Zoopla, and we’ve been investing in AI for some time to improve outcomes for consumers and customers.

“This agreement allows us to accelerate that progress, bringing advanced capabilities into Zoopla and helping us innovate faster.

“While much of the market is focused on AI-powered search, we believe that’s only part of the opportunity. The real impact comes from using AI to better understand consumer intent, connect the right buyers and sellers, and unlock more successful home sales for consumers and our customers.

“That is where we are focused and where we believe AI will have the greatest beneficial impact on the UK property market.”

Paul Whitehead, CEO, Zoopla

The Zoopla app in ChatGPT means property listings are discoverable to a wider audience. This creates a new top-of-funnel channel for listings, expanding reach for Zoopla’s partners.

While AI platforms currently represent a small share of property search traffic, Zoopla’s approach ensures it can capture that growth while continuing to invest in its own platform, where the richest experiences and strongest commercial outcomes are delivered.

The greater opportunity lies with its growing audience of six million homeowners already using Zoopla to track their property value and plan their next move. This audience allows Zoopla to apply AI long before a consumer opens a search box – identifying intent early, delivering personalised insights, and connecting motivated movers with the right agents and home builders at the right moment.
