Yield launches AI software to help estate agents convert website traffic into qualified buyer and seller leads.

A new AI-focused PropTech venture is targeting one of estate agency’s persistent commercial challenges – converting high website traffic into measurable instructions.

Founded by Sam Sykes and Tom Heath, Yield has developed an AI system designed to engage visitors directly on estate agent websites, capturing enquiry data and qualifying potential buyers and sellers in real time.

The founders argue that most agency websites generate significant browsing activity but comparatively low direct engagement. In many cases, prospective clients review listings outside business hours without a mechanism for immediate interaction.

Yield’s platform initiates AI-led conversations with site visitors, collecting structured information during the interaction. Agents receive full chat transcripts and, according to the company, between 17 and 18 data points per engaged user.

This is intended to give agencies greater visibility over prospective clients who might otherwise leave without making contact.

Beyond buyer and seller enquiries, the system is designed to surface opportunities across valuations, mortgages, conveyancing and property management, linking lead capture to broader revenue lines within agency businesses.

The company reports that 50 estate agencies have signed up to the service to date, with free trials available to prospective clients.

The launch of Yield reflects a wider shift within brokerage technology, where AI is increasingly deployed not simply to automate workflows but to operate at the top of the funnel. As estate agencies face margin pressure and rising digital competition, tools that convert passive website traffic into qualified conversations are becoming a core area of PropTech development.
