ManageCasa expands Minii AI

The expansion will bring Minii AI closer to residents enabling 24/7 features, information requests and reporting issues.

Property management platform for community associations and rental portfolios – ManageCasa – announces the expansion of Minii AI, its agentic AI assistant for property management.

Built into the core of ManageCasa, Minii answers questions, understands documents, and handles everyday workflows so property management teams can prioritise other tasks. Unlike a traditional AI chatbot, Minii is agentic AI property management software.

The AI assistant can assign tasks to people, share and analyse files, submit issues to support, notify community managers of key issues, and help move everyday property management workflows forward.

The expanded Minii experience also brings AI directly to residents. Residents can ask Minii questions 24/7, get information about their property or community, share documents and photos, report issues, submit requests to support, and notify their community manager when something needs attention.

“Minii is simply ‘built different’ as the engineering team likes to joke. Unlike many of the typical property management chatbot you tend to see in the industry, Minii isn’t a wrapper around another existing AI tool or a chatbot bolted onto the software or attached via MCP.”

Peter Koch, Founder and CEO, ManageCasa

Minii was built directly into the core of the ManageCasa platform by ManageCasa engineers and connects directly to the data, documents, and workflows already inside it. As Minii is part of the platform – it can understand what is happening inside a community – and help users act within the workflows they already use.

In addition to convenience, users get access to a level of industry specialisation they would not find in popular models like ChatGPT or Claude.

“The team built Minii directly into ManageCasa, designed around actual property management needs. Minii truly understands your community, analysing your documents and data to become an expert on your documents.

“It connects with the industry workflows your team already uses. With Minii, CAMs and boards can spend less time on repetitive admin and more time actually serving their communities.”

Drew Schulz, CTO, ManageCasa

Residents can ask Minii about rules, payments, amenities, maintenance, policies, and more, get details from community documents, upload photos and files, submit issues to support, and notify their community manager when an issue requires attention.

Problems can be reported with photo uploads while Minii helps collect details, triage the issue, assign tasks to the right people, notify managers or vendors, and track the repair. For rental properties, Minii becomes an AI leasing assistant, understanding the ins-and-outs of tenant documents.

Minii can turn a conversation into action by creating and assigning tasks to people. Managers can keep work moving without manually coordinating every next step.

Users can talk to Minii like any member of their team. Voice-to-text enables users to ask questions, provide information, or start a workflow without typing. Minii helps managers identify relevant community rules, document violations, prepare notices and keep residents informed.

Minii can find requirements in governing documents, collect supporting information, and help managers and boards process architectural requests. In addition it can take a photo, scan, or upload an invoice and let Minii capture the details.

Unlike putting governing documents into a general-purpose AI chatbot, Minii keeps each community’s documents private and isolated. One community’s documents aren’t exposed to other communities, the documents aren’t being shared with outside AI users/services like openAI or Claude.

Minii uses the information already inside ManageCasa and the documents provided, including CC&Rs, bylaws, leases, policies, architectural guidelines, and other governing documents, to understand how your community operates.

Minii works for property managers and boards to search documents, manage workflows, assign tasks, and keep work moving. Residents get their own always-available assistant to ask questions, find community information, share files and photos, submit issues to support, and notify their community manager when something needs attention.

“We think of it as a David and Goliath story. Often, HOA boards are made up of a handful of volunteers, with limited time and resources, struggling to manage a massive community.

“Minii empowers small teams that may have previously struggled to stay organised, win their time back, and focus on what really matters, like resident satisfaction and experience. With Minii, HOA boards and CAMs can stop drowning and finally make real progress, no matter their size.”

Peter Koch, Founder and CEO, ManageCasa

For property management companies, growth has traditionally brought a simple challenge – more properties and residents create more administrative work. Minii gives smaller CAMs and property management teams more leverage. By helping answer resident questions, search documents, coordinate tasks, and handle everyday workflows, Minii allows small teams to support larger communities and portfolios while maintaining a high level of service.

A similar advantage extends to self-managed communities. Volunteer board members have limited time and resources, but they can be responsible for communities with hundreds of residents, extensive governing documents, maintenance needs, architectural requests, and constant questions. Minii gives these boards an always-available assistant that knows their community and helps keep work moving.
