Hospitable launches marketplace for STR owners and managers

Hospitable launches a data-driven marketplace aligning short-term rental owners and managers based on performance and commercial fit.

As short-term rental portfolios become more professionally managed, alignment between owners and operators is emerging as a critical performance factor. In response, Hospitable has launched an Owner and Property Manager Marketplace designed to connect landlords and portfolio investors with managers whose operating model and financial expectations are clearly defined from the outset.

The new service addresses a recurring friction point in the sector: the time and cost associated with unsuitable management partnerships. According to Hospitable’s internal data, 73% of property managers identify attracting and retaining owners as their primary growth priority this year.

Yet managers report spending between 10 and 20 hours evaluating each opportunity, often only for discussions to stall over fee structures, capital expenditure requirements or operational authority. At the same time, owners seeking a hands-off structure face limited visibility into how managers perform beyond reputation or referral.

Unlike traditional directories or listing sites, the Marketplace is embedded within Hospitable’s property management software ecosystem. Introductions are based on defined operational criteria and platform-level performance data rather than marketing claims alone.

Owners create profiles outlining their target returns, level of involvement, investment appetite and long-term objectives. The system then surfaces curated matches based on location, operating model, historical portfolio performance and commercial alignment. The service is available to both individual owners and multi-property investors, including those not currently using Hospitable’s software.

For managers, an Opportunities dashboard presents owner criteria upfront, including cost expectations and required support levels. Revenue potential is displayed alongside associated costs, enabling early-stage commercial assessment before committing time and resources.

“Choosing a property manager is one of the most important decisions an owner makes. Strong performance matters, but alignment matters just as much. We have seen many partnerships struggle not because capability was lacking, but because expectations around investment, autonomy, or communication were never fully clarified at the start.

“By embedding this Marketplace directly into our platform, we are introducing more transparency at the point of selection. Owners and managers can enter partnerships with a clearer understanding of what success looks like and what it requires.”

Founded in 2016, Hospitable has evolved from a time-saving PMS into a broader short-term rental operations platform incorporating AI-driven guest messaging, dynamic pricing tools, rental agreement automation and direct booking infrastructure.

The Marketplace extends that ecosystem into structured owner–operator matching, reflecting the wider professionalisation of short-term rental asset management and the growing importance of data-led partnership decisions.
