BoxLi includes Restb.ai Intelligence to property data workflow

The new inclusion will enable a collection of complex data sets with lower data collection costs.

BoxLi, Clearbox’s property data capture platform, and Restb.ai have announced that they have connected BoxLi’s on-site data collection capabilities with Restb.ai’s computer vision.

The combined workflow gives mortgage lenders and appraisal management companies standardised property data and AI-driven insights earlier in the valuation process. The technology analyses property imagery to provide objective characteristics, condition and quality assessments, room identification and measurement data.

The companies say combining those insights with mobile data capture can reduce subjectivity, improve consistency and limit manual touch points across appraisal and valuation workflows.

“Partnering with Restb.ai and integrating their visual solutions into our BoxLi data collection app will allow seamless collection of complex data sets, lower data collection costs and increase credibility in the process.”

Joan Trice, CEO, Clearbox

Restb.ai’s computer vision automatically extracts property attributes from images, reducing manual data entry and helping accelerate UAD 3.6, appraisals and general inspection completion. The integration also can help lenders shorten loan processing timelines.

The companies also position the integration as an added layer of quality control and risk management. AI-powered validation of property features, condition and layout can flag potential inconsistencies earlier, supporting quality assurance and more confident lending decisions.

“Better valuation decisions depend on having reliable, consistent property information. This integration gives lenders, AMCs and appraisers more objective property intelligence while reducing manual work.”

Tony Pistilli, President of Valuations, Restb.ai

Combining BoxLi’s mobile capture with automated image analysis also can reduce redundant site visits, minimise manual review and lower the overall cost of property data collection and valuation operations. Standardised, structured property information can be used across portfolios, helping lenders and AMCs scale while supporting UAD 3.6 readiness and future digital appraisal workflows.

Restb.ai says it processes over two billion property photos each month, turning visual data into structured, decision-ready intelligence. Its solutions support lenders, appraisal technology providers, appraisal management companies and other real estate organisations.

Restb.ai, which is owned by Clear Capital, reports over ten years of experience in real estate image recognition and data enrichment. The company says its technology is used by many of the industry’s top brands and leading innovators and reaches over one million real estate agents.

Clearbox is a real estate technology company focused on modernising property data collection and valuation workflows. Its BoxLi platform combines LiDAR-powered data capture, ANSI Z765-compliant floor plans and AI-assisted property intelligence for UAD 3.6 and other valuation products.

Clearbox is also building a nationwide data collection workforce of appraisers, property data collectors and real estate agents.
