Arbio secures $36m Series A for AI rental management

Arbio has raised a $36m Series A round led by Eurazeo to expand what it calls Europe’s first AI-native operating system for holiday rentals. The new funding – which brings total capital to more than $45m – will be used to fuel acquisitions, deepen its AI stack and scale into new European markets.

The Berlin-based company positions itself as a full-stack, AI-enabled property manager that replaces the current mix of ‘patched up’ tools and human operators. Rather than sit on top of legacy software, Arbio automates distribution, accounting, guest communication, operations and dynamic pricing as one integrated workflow.

Co-founder and CEO Constantin Schröder said the company was born from operating properties themselves.

Europe’s alternative accommodation stock is vast – over 6.5 million properties – but management remains fragmented, inefficient and highly manual. Arbio claims its AI-native model drives higher owner returns, more consistency for guests and lower operational burden than traditional management models.

The business reports 1,000+ units under management across the DACH region, 10x revenue growth in the last two years and more than 30 acquisitions completed via its internal M&A team.

Arbio plans rapid European rollout following the raise, targeting hundreds of thousands of property owners underserved by current solutions.
