IA Global Ventures has invested in AIgency to expand its artificial intelligence (AI) platform for property management operators. The new capital will help scale technology designed to connect marketing spending with signed leases and occupancy performance.
The financial terms of the investment were not disclosed. IA Global Ventures is an early-stage venture firm focused on application-layer AI. AIgency targets multifamily and student housing operators with an integrated marketing and occupancy platform.
The investment will assist AIgency’s market expansion as it deploys its AI-powered occupancy engine. Opposed to optimising marketing around intermediate metrics like website traffic, clicks and impressions, the platform has been curated to measure how individual marketing decisions contribute to qualified leads, leases and eventually occupancy.
AIgency marries up property website creation, digital advertising and performance optimisation in a single system. The technology evaluates performance data and changing market conditions. In response, it will adjust its recommendations as data becomes available.
AIgency can build a more complete view of the path from marketing expenditure to resident acquisition. For property managers, this might give greater visibility into which channels and campaigns are producing results while automating manual work to coordinate multiple vendors and reporting systems.

Prakash added the company is developing its platform to learn from performance, explain its recommendations and assist operators to translate marketing investment into signed leases.
Early pilot results provide an infant measure of the platform’s performance. AIgency mentioned participating properties noted a median 33% increase in organic leads within 90 days. The company did not mention the number of properties comprised in the pilot.
The platform sets out to improve transparency into the reasoning behind its recommendations, an important feature as operators increasingly evaluate AI tools for functions which directly influence leasing and revenue performance. AIgency added its technology can optimise campaigns without requiring operators to add staff.
The company was founded by property marketing professionals with over two decades of experience in multifamily and student housing operators. Its product suite comprises a Utility Engine, Advertising Engine and Command Central, that addresses website creation, advertising, optimisation and performance visibility.
For IA Global Ventures, the investment compliments a strategy focused on AI applications tied to measurable business outcomes instead of general-purpose technology. The investment comes as multifamily operators look for ways to improve leasing efficiency and understand customer acquisition costs across complex digital marketing channels.
The new capital will be used to expand market reach and deployment of the occupancy platform. As AIgency grows, its ability to demonstrate measurable leasing and occupancy improvements across a bigger base of properties will be key to competing for technology spending among multifamily and student housing operators.
