AI firm Boltz brings Kings Cross office to full occupancy

Boltz's new tenancy at Clearbell’s Kings Cross office will take the building to full capacity.  

AI software company, Boltz, has secured a lease for 3,848 sq ft of Clearbell’s fully refurbished Britannia Street building in the heart of Kings Cross’ Knowledge Quarter. The company will join as the building’s final tenant.

Boltz will be on the building’s first floor, a newly fitted, fully refurbished and furnished CAT A+ workspace. The letting follows Clearbell’s repositioning of the former commercial art gallery into a modern and high-quality office building. Clearbell was represented by Compton and Savills in the transaction.

The deal reflects the continued strength of demand from artificial intelligence (AI) and technology-led occupiers for workspace in King’s Cross, which can be viewed as one of London’s most important innovation and technology districts. Boltz’s follows other AI and technology businesses committing to the area, drawn by its access to talent and proximity to the capital’s wider knowledge economy.

Boltz is developing AI-powered molecular modelling tools for biology and drug discovery, with a focus on open science and making advanced AI capabilities more accessible to scientists. 

Their technology is designed to help accelerate scientific research, including small-molecule and protein design, supporting the development of new approaches to drug discovery and life sciences innovation.

A recent transformation of Britannia Street, designed by Stanton Williams and delivered by Virtus, has modernised and enhanced the whole building’s functionality and amenities. The fit-out created 15,000 sq ft of premium space, with a new timber mezzanine bringing increased space and Crittall-style windows – enhancing natural light and insulation.

Energy upgrades to lighting and air conditioning have helped the space achieve an EPC A rating. Modern WCs, showers, bike storage facilities and a courtyard have enhanced occupier experience.

Britannia Street is situated close to King’s Cross station. It provides businesses with access to one of the city’s transport hubs. Boltz joins existing occupiers including global publishing company Thames & Hudson.
