Adapting to a more complex leasing landscape with AI-driven operations

VerbaFlo highlights shifting student housing dynamics as operators face rising costs, leasing variability and demand for AI-driven efficiency.

VerbaFlo, the AI communications platform and CRM designed for multifamily and student housing, attended InterFace Student Housing 2026 in Austin, Texas, joining operators, developers and investors from across the US for one of the sector’s most closely watched annual gatherings.

Representing VerbaFlo were Co-Founders Dan Smith and VP Singh, alongside Jennifer Love, SVP Head of US Student Housing and Multifamily.

A strong sector facing more uneven conditions

Conversations at InterFace reinforced that the student housing sector remains fundamentally strong, with demand continuing to underpin performance across much of the market. However, that strength is no longer uniform.

Over the past two years, leasing cycles have become more volatile, with pre-leasing in many markets tracking in line with or slightly behind last year. While overall occupancy remains healthy at a sector level, there are locations where leasing is more challenging and operators are having to work harder to secure bookings.

At the same time, international enrolment has softened in several markets, removing a layer of demand that had previously supported consistent performance.

Rising cost pressures are reshaping operations

Alongside this more uneven leasing environment, operators are facing sustained cost pressures across staffing, operations, marketing and concessions. This combination is forcing a rethink of traditional operating models.

Student housing has always been operationally intense, but the current environment demands greater efficiency, better coordination and faster response times, often without additional resource.

Centralisation is rising, but experience cannot be compromised

In response, many operators are exploring centralised models and more streamlined ways of managing leasing and resident communication. But efficiency alone is not enough.

Across the panels, there was a clear consensus that any move towards centralisation or systemisation cannot come at the expense of the resident experience. Community, service and on-site engagement remain critical differentiators.

AI as a tool to absorb pressure and unlock capacity

In a more competitive and less predictable leasing environment, speed and consistency of response are becoming defining factors in performance.

One of the clearest takeaways from InterFace was the need for operators to be more dynamic in how they respond to market conditions.

Leasing patterns are shifting, demand is less predictable in some areas, and operating costs continue to rise. Static systems and rigid processes are increasingly a constraint. VerbaFlo has been built to give operators the flexibility to adapt quickly, integrating with existing systems and delivering value without long implementation cycles or restrictive contracts.

“The pace of change is increasing. Operators need to be able to pivot quickly, whether that’s adjusting to leasing delays, changing demand patterns or evolving expectations from residents.

Despite the focus on efficiency and operational improvement, the importance of community and resident experience was a consistent theme throughout the event.

Operators are increasingly recognising that while systems can be streamlined, the lived experience of residents remains central to long-term success, retention and brand strength.

VerbaFlo’s role is to support that balance, handling the volume and complexity of communication so that teams can focus on building community and delivering high-quality experiences on the ground.

Looking ahead

InterFace Student Housing 2026 highlighted a sector that remains resilient but is becoming more operationally demanding and more performance driven.

For operators, this creates a clear opportunity. Those who embrace new approaches, adopt more flexible operating models and leverage technology effectively will be better positioned to navigate volatility and outperform in a more competitive landscape.

VerbaFlo’s presence in Austin focused on demonstrating how AI can support that shift, helping operators become more responsive, more efficient and more adaptable without compromising what matters most.

At the event

VerbaFlo co-sponsored the InterFace Happy Hour alongside Asset Living at Dean’s Steakhouse, JW Marriott, bringing together operators, investors and technology leaders from across the student housing community.

At the booth, VerbaFlo partnered with the Hi, How Are You Project, a non-profit promoting mental health awareness among young adults. The initiative reaches more than 850,000 students across the US. Attendees were invited to drop a business card, with VerbaFlo making a donation in their honour.

VerbaFlo also engaged with W Collective, a growing network of women leaders across student housing and multifamily and will continue its involvement at NMHC 2026.
