The platform focuses on practical, day-to-day compatibility, combining intelligent matching, optional verification, and a simple digital rental agreement to make co-living more transparent and efficient.
The company’s system targets real renter journeys such as shared apartments in Athens and student housing communities. Users can enter basic preferences including budget, move-in dates, and area, along with habits and lifestyle details such as quiet hours, cleanliness expectations, guest frequency and communication style.
The AI filters incompatible matches and ranks suitable options using a lightweight compatibility model, presenting each recommendation with a clear explanation such as ‘matches quiet hours window’ or ‘low guest frequency’.

Between matching and moving in, users can enable consent-based verification to add reassurance while maintaining privacy. Once a group is formed, housemates can sign a one-page digital rental agreement outlining key expectations such as duration, cost-sharing, visitor policy, quiet hours, and cleaning routines. The agreement, editable by mutual consent, serves to clarify shared expectations rather than replace a formal lease. StayDuo notes that all processes are designed in alignment with GDPR and anti-discrimination standards.
The platform is aimed at renters coordinating directly without agencies – including students, early-career professionals, and newcomers testing neighbourhoods before committing to long-term leases. Initially available across Greece, the service includes local discovery pages for Athens, Thessaloniki, Patra, Volos, and Crete.
Core roommate discovery and matching features remain free to access, allowing users to explore rooms and rental apartments without subscription barriers. StayDuo tracks real-world outcomes such as successful matches, completed agreements, early edits to house rules, and post-move-in reports to assess effectiveness. Rather than optimising for engagement metrics like clicks or chat duration, the company measures success based on household stability.
