Bayut introduces AI-powered property searching

The AI search enables users to describe what they want in their own words rather than relying on traditional filters.

Bayut is transforming how property seekers find their next home through a new AI-powered search, enabling UAE property seekers to discover relevant listings and describe their ideal home in natural language, refining their requirements conversationally.

AI Search enables users to describe what they want in their own words rather than relying on filters. For example, a user could search for a ‘two-bedroom apartment in Dubai Marina with a sea view under AED 2m’ or a ‘family villa in Dubai Hills with a private garden and space for a home office’. The AI Search would then interpret the combined requirements and surface relevant listings.

Users would then be able to continue the conversation through follow-up prompts, changing their preferred location, budget, property features or lifestyle requirements without needing to restart their search again. They also have flexibility to move between conversational prompts and traditional filters, which brings familiarity and precision of structured search with flexibility of a natural discovery experience.

“Property search is deeply personal. People do not necessarily think about their next home as a series of filters; they think about the lifestyle they want, the features that matter to them and the compromises they are willing to make.

“AI Search allows users to express those requirements naturally and continue refining them as they explore. This is also part of a much bigger technology journey for Bayut. From TruEstimate™ and BayutGPT to bringing property search into ChatGPT, we have been steadily developing practical applications of AI that solve real consumer needs.

“Our focus is not on using AI for the sake of it, but on applying it purposefully to make property decisions simpler, more personalised and better informed.”

The AI Search joins Bayut’s growing technology-led tools designed to make different stages of the property journey easier and more transparent for buyers.

Once users have found relevant homes, they can use Dubai Transactions to analyse recorded sales activity and recent deals, using TruEstimate™ to access an estimate and other property insights, and agents with market experience through TruBroker™.

The tools reflect Bayut’s approach to innovation, combining AI, technology and reliable market data to solve consumer needs, to improve transparency and give users more confidence throughout their property journey.

As the UAE property market continues to attract buyers, tenants and investors, Bayut focuses on how consumer expectations are evolving and creating experiences which make property discovery intuitive, relevant and accessible.

The AI Search launch also supports Dubizzle Group’s wider strategy of using AI, technology and data to create smarter marketplace experiences.
