The Ministry of Housing and Urban Planning has introduced a digital valuation system intended to eliminate arbitrary pricing and unlawful overcharges across the real estate sector.
The system establishes absolute fairness, supports market stability, and protects the rights of both buyers and sellers equally, through modern legislative frameworks and the Real Estate Register Law of 2026.
Through a collaboration with the Omani-owned Oman Real platform, the system deploys artificial intelligence (AI) alongside engineering, regulatory, and technical standards to eradicate arbitrary pricing and unlawful overcharges.
The platform analyses property details, proximity to infrastructure, and historical market data, contrasting them against recent transactions to maintain transparency.
In addition, institutional governance and rigorous human oversight by specialised teams in Muscat and other governorates analyse property values to guarantee absolute accuracy and prevent any possible market manipulation.
